Basic Payment Scheme The Vendor has claimed the Basic Payment Scheme for the 2021 scheme year, therefore the Purchaser/s will be required to sign an indemnification that they will maintain the land in good agricultural and environmental condition and follow the rules of the Basic Payment Scheme.
The Basic Payment Scheme Non-SDA entitlements will be included in the sale.
Retained Land A Farm Business Tenancy may be available for the potential Purchaser/s to farm the Vendor's retained land surrounding Lodge Farm.
Boundaries The Vendor is retaining land around Lodge Farm steading, highlighted by grey hash. These areas are not physically fenced at present, but will be marked out after harvest. The Vendor will be responsible for constructing the new boundary fence lines along the boundaries in fields 5,6,11 and 12.
The Vendor reserves access to the land in the future, to be able to complete the new boundary fencing.
The Purchaser/s of the land will be responsible for the maintenance of the field boundaries.
Holdover The Vendor reserves the right of holdover to harvest any crops not harvested by the sale completion date.
Ingoing Valuation Depending on the completion date there may be growing crops on the land.
The aim is for the purchaser to take on the land post-harvest.
If growing crops are in the ground at completion the purchaser will be required to pay for any growing crops, including cultivations, seeds, fertilisers, sprays, lime, new leys or acts of husbandry at cost or market value, whichever is the higher.
The last 5 years' cropping rotation is available upon request.
Lotting The land is offered for sale as a whole or in lots. Purchasers should register their interest with George F White, and if interested in purchasing part of the land, clearly indicate which parts of the land they are interested in.
Sporting & Mineral Rights The sporting rights and mineral rights are included within the sale, insofar as they are owned.
A private syndicate shoots the land on a verbal agreement which expires on the 2nd February 2022.
Easements, Wayleaves, and Rights of Way The property is sold subject to and with the benefit of all rights of way, water, drainage, watercourses and other easements, quasi or reputed easements and rights of adjoining owners if any affecting the same and all existing and proposed wayleaves and all others matters registered by any competent authority subject to statute.
The Purchaser/s of the land will not have a right of access through Lodge Farm steading.There are no public rights of way intersecting the land. A water main runs underneath the property and provides a water supply to residential properties at Lodge Farm and to the north. Purchaser/s will satisfy their own requirements for a water supply from this pipeline.
