The Farms
Due to retirement, Ouston Farms Ltd are letting their land holdings at Trench Hall Farm, Marshall Lands Farm and Ouston Springs Farm. The farms are currently farmed in hand with the main enterprises being cereal production and a Charolais suckler herd.
The Farms are available to let on a 5 year Farm Business Tenancy commencing Autumn 2022.

Lot 1 - Trench Hall Farm
Trench Hall Farm is situated in Gateshead running adjacent to the A1 and A692. The farm extends to 126 hectares (311.35 acres) and comprises 101.88 hectares (251.75 acres) or arable, 23.01 hectares (56.86 acres) of productive grass and 1.11 hectares (2.74 acres) of woodland. Included in the tenancy are a range of modern and traditional farm buildings which include an extensive range of cattle courts and storage for straw and machinery.
Viewings
Viewing days will be held on Thursday 19 May, Wednesday 25 May and Wednesday 1 June 2022. Attendance at a viewing day is strictly by prior appointment only with George F. White.
The Tenancy
Each Lot will be let on a Farm Business Tenancy for a term of 5 years. Rent is to be paid quarterly in advance by standing order. The start date of each tenancy is proposed as 1st October 2022.
Occupation of the land will be provided either at the start date of the tenancy or as soon as the standing crop has been cleared, which ever is the earlier.
The Agents are not issuing copies of draft Farm Business Tenancies at this stage. Copies will be issued to those applicants shortlisted for interviews.

Tender Submissions and Process
Prospective tenants are invited to submit Tenders no later than 12 noon on Friday 17 June 2022 to Jessica Clark at jessicaclark@georgefwhite.co.uk or George F White, 4-6 Market Street, Alnwick, Northumberland, NE66 1TL. Tenders must include the attached Tender Form and requested supporting information.
Applicants will be shortlisted and notified if they are being invited for interview by Wednesday 22nd June 2022.
Interviews will take place on the 28th June 2022.
Holdover
The Landlord reserves the right of holdover for harvest and storage of growing crops, and grazing and housing of cattle until such date as is required and agreed.
Basic Payment Scheme
Basic Payment Scheme entitlements are not included in the tenancy however entitlements may be available to purchase from the Landlord by separate negotiation.
There is a fee of £300+VAT per Lot payable by the Tenant for the transfer of the relevant field parcels on the Rural Payments online system. If the Tenant purchases entitlements from the Landlord, there will be no additional fee to transfer the entitlements.
The Landlord has submitted the 2022 Basic Payment Scheme claim and will retain the 2022 payment therefore the Tenant will be required to sign an indemnity that they will maintain the land in good agricultural and environmental condition and follow Cross Compliance regulations. Further to this, the indemnity will hold the Tenant liable should there be any breach of Cross Compliance.
Fixed Equipment
Each farm is advertised with the fixed equipment that is currently available on the farm at the commencement of the tenancy. No further fixed equipment will be provided.
A Record of Condition will be undertaken for each Lot, at joint expense to the Landlord and the Tenant, at the commencement of the tenancy.
Services
The buildings at Trench Hall and Ouston Springs are served by mains electricity and a metered water supply. There is no electricity supply to the buildings at Marshall Lands Farm.
Ingoing Valuation
The incoming Tenant will be required to pay the Landlord at entry for dung and any straw or silage on the holding.

Sporting Rights
Sporting rights are not included in the Farm Business Tenancy however the Tenant will be responsible for the control of vermin at all farm steadings, that is mice and rats.
