The Area
The Site is located in the suburb of Falsgrave on the outskirts of Scarborough, less than 2 miles from the coast.
With a population of over 60,000 the town has built its reputation for fishing and service industries, and now features a growing digital and creative economy that is popular with tourists.
There is a local bus service that runs nearby for in and around the town, with national train connections from the centre of Scarborough.
Access
The Site is currently accessed from Stepney Road (A170) on the eastern boundary which is a major access road in and out of Scarborough.
Local Authority
The Site was previously located within the Scarborough Council district, however following government consultation, in July 2021 it was announced that seven district borough councils, including Scarborough. would be forming into a new, single authority - North Yorkshire Council.
SHLAA Representation
The Site was submitted for representation to the 2021 SHLAA in Scarborough and received an assessment for an estimated yield of 100 dwellings. The topography of the site has been carefully considered through the indicative masterplan as seen on the right of this page.
The Site was again submitted for further consultation in 2023 but no response was received due to the North Yorkshire council merge. Full details of the 2021 assessment can be found through the link in the Additional Information section.
Planning
Stepney Hill Farm is well related to the Scarborough urban area and could be suitable for future residential development, subject to appropriate design, obtaining the correct permissions and with further assessment required for heritage and landscape impact.
