It may be an obvious statement to make, but in order for any seller to achieve the best possible price for their property they need to ensure that the first impression of their home is attractive and enticing.

The days of wandering around towns and cities visiting estate agents offices on a Saturday and driving around housing estates to see a for sale board are now long in the past. The initial image that they see of your property tends to always be on a website listing. The external shot has to be exceptional, it needs to stand out from the crowd. The buyer needs to find it enticing enough to click further into the listing to find out more information. You are very much competing against every other property on the market with similar criteria to your own - first impression counts and can mean the difference between someone clicking through for more information or scrolling onto the next property.

Curb appeal is a phrase which is often used. Before you engage your agent and instruct them to market your home, ask yourself, is my property presented as well as it can be? Try to put yourself in buyers’ shoes and see what they would see.

There are so many small and inexpensive jobs that you can do to make the initial ‘money shot’ look attractive and enhance the property’s appeal.  First impressions are key a lot and potential buyers can lose interest very quickly if they think the property is not quite right or needs additional money spending on it. Depersonalise and de-clutter the interior and the exterior of your home. Touch up any small paint jobs, plant bedding plants to create colour and interest, and keep your lawns and hedges cut down and neat.

Essentially, buyers want to visualise themselves in your current home. The less clutter and work that needs to be done the better; buyers need to quickly be able to visualise themselves living in your property - if you provide distractions to that then they will see those before they see the positive aspects of your home.

The market is hardening, and buyers are savvy. They know their market almost as well as your agent and there is plenty of information online for them to have an understanding of property values. Try to create a wow factor within your home, stand out from the crowd and make your property one that looks worth every penny of the guide price. With impactful online images and an immaculately presented home it will only be a matter of time before the phone starts ringing for viewings.

There is, of course, a balance, spending £30,000 to £50,000 on a new conservatory if you are planning on putting your home on the market in a few weeks or months is unlikely to be recouped in any uplift in the sale price - a good agent will be able to discuss your property and provide practical advice to help you realise its full potential and avoid you undertaking unnecessary works.
